Weekly Market Activity Report for Week Ending February 18, 2023

The number of homes available for sale continues to increase nationwide, with active listings up 65.5% compared to January 2022, according to Realtor.com’s most recent Monthly Housing Report. Buyers have 248,000 more homes to choose from compared to the same time last year, although the number of homes for sale is still 43.2% lower than it was in 2017 – 2019, prior to the pandemic. Nationally, homes are also spending more time on market compared to last year, giving prospective buyers greater opportunities to make their home purchase goals a reality.


SINGLE-FAMILY DETACHED

For the week ending February 18:

  • New Listings decreased 4.2% to 321

  • Under Contract Sales increased 2.8% to 221

  • Inventory increased 12.4% to 2,280

For the month of January:

  • Median Sales Price decreased 10.1% to $260,750

  • Market Time increased 21.3% to 74

  • Percent of Original List Price Received decreased 2.4% to 94.3%

  • Months Supply increased 38.1% to 2.9

SINGLE-FAMILY ATTACHED

For the week ending February 18:

  • New Listings decreased 39.5% to 519

  • Under Contract Sales decreased 38.5% to 294

  • Inventory decreased 26.6% to 3,012

For the month of January:

  • Median Sales Price decreased 0.4% to $332,500

  • Market Time decreased 14.8% to 92

  • Percent of Original List Price Received decreased 0.2% to 95.8%

  • Months Supply decreased 4.3% to 2.2
